Darn, Nakiea, when will you get a break. Few years ago my sister had a small heavy picture fall that was hanging behind her upstairs toilet - it severed the small line leading to the tank. By the time they got home from work that evening thousands of dollars worth of damage had occured - the water literally made a river down the stairs to the basement then ponded there - 3 feet deep - it was incredible. Anytime I wonder why I have flood insurance I think about my sister - who fortunately did. The ironic part is she had an expensive oil painting in her living room just below the bathroom - the water actually parted just above it leaving it fully untouched she said it looked like the parting of the red sea - The water skirted around the expensive painting then did a seek and destroy mission on her hd's belongings which he stored in the basement. I laughed as he was and is a real sorehead about anyone even looking at his belongings - he's a hardrock buff and "had" a huge album collection which he loathed anyone to even touch - he wouldn't even let my sister listen to his music - he hated the painting - complained about it constantly as it cost a bundle, but since sis made three/four time what he did he really had to back down about the purchase. She very seldom treats herself to special things and she dearly loves that painting - I think its a Kincade. He always nagged her about how foolish it was to hang it there, how a fire would damage it, a thief would snatch it, etc.... but under no circumstances did he hold the same value to his own hobbies which were far more expensive and only served him . He had so much stuff the basement was filled to the ceiling. Bad enough that he growled at her if she even opened the basement door. Sis later said it was as if that water had a search and destroy mission for her hd's things - she lost only a few items, he lost most of the stuff he'd collcted since childhood... she later said she almost felt sorry for him, NOT! She said even though it was damaged beyond recognition he still refused to allow her to even help load it in the truck to cart to the dump. The paintings still on the wall below the bathroom upstairs - and the basement is finally open to one and all. Hope you have insurance Nakiea
